What 317 ppm Hard Water Does to Your Glass
PBG water hardness runs 317 ppm — nearly twice the USGS threshold for "very hard" water (180 mg/L). Every irrigation cycle leaves a trace of mineral spotting on your glass, and most off-the-shelf cleaners (the ones cheap services use) are alkaline. Left alone, that spotting layers and bonds, and the wrong chemistry can fog frames and tracks and damage exposed low-E coatings.
- Month 6Faint mineral haze in the corners and along the bottom edge — easy to miss until the afternoon sun hits it.
- Month 12Visible spotting across the pane. A standard clean no longer fully clears it; the deposits have started to bond to the glass.
- Month 18–24Etching sets into the surface. At this point the fix is restoration or pane replacement — $1,200–$2,800 per pane on estate and impact glass.
The fix is unglamorous: neutral-pH chemistry, deionized water rinses, soft pads, and a crew trained on coating-safe technique for coated and impact-rated glass. Your coating stays intact. That's the whole product — boring on paper, and the reason our clients never call anyone else.

The range runs from fairway estates to single-family residences, condos, and attached villas, and every one has its own glass, sizes, and access challenges. We're equipped for all of them.
That changes the cleaning equation. Many BallenIsles homes have impact-rated and low-e coated glass. Abrasive pads scratch it, and acidic or alkaline cleaners etch exposed surfaces and damage exposed coatings — standard household products aren't formulated for it. We use non-abrasive pads, neutral pH chemistry, and deionized water rinses that protect coatings and warranty terms.
South Florida doesn't spare the inland clubs. PBG hard water runs 317 ppm and leaves mineral spotting on every irrigation cycle; humidity feeds mold and mildew on frames and tracks; February through May, oak and citrus pollen coats every exterior surface. Quarterly service keeps it ahead of all three so nothing has a chance to bond.
BallenIsles requires guard-gate and HOA vendor documentation. We carry $2M general liability (Berkley Specialty), workers compensation (Travelers), background checks on every crew member, NDA available on request, and we provide all paperwork.
