I run Pink's here on the Treasure Coast, and I clean BallenIsles homes myself — same crew, every visit. BallenIsles runs the full range, from fairway estates and single-family homes to condos and attached villas, and a lot of that glass is impact-rated with low-e coatings that alkaline cleaners and abrasive pads etch and wear down over time. I walk every property before we quote, so the plan fits your house and your glass — not a one-size template.

BallenIsles is the full range — fairway estates, single-family homes, condos, and attached villas, all behind one guard gate, all on the same hard water. The wrong cleaner can quietly degrade the coating on impact glass, and off-the-shelf products leave the mineral spotting they were never built to handle.
The Pink's Home Promise: Dan walks your property, builds the plan around your glass and your schedule, and the same crew comes back every visit — neutral-pH chemistry, deionized water, soft pads, coating-safe throughout.
PBG hardness runs 317 ppm. Quarterly works for most BallenIsles homes to stay ahead of irrigation spotting, pollen, and storm grime — larger estates with extensive lanai glass sometimes prefer more often. Your call.
PBG water hardness runs 317 ppm — nearly twice the USGS threshold for "very hard" water (180 mg/L). Every irrigation cycle leaves a trace of mineral spotting on your glass, and most off-the-shelf cleaners (the ones cheap services use) are alkaline. Left alone, that spotting layers and bonds, and the wrong chemistry can fog frames and tracks and damage exposed low-E coatings.
The fix is unglamorous: neutral-pH chemistry, deionized water rinses, soft pads, and a crew trained on coating-safe technique for coated and impact-rated glass. Your coating stays intact. That's the whole product — boring on paper, and the reason our clients never call anyone else.
No once-over, no shortcuts. The same crew cleans the whole property, every visit.
BallenIsles is one of Palm Beach Gardens' most established country club communities — a guard-gated address built around three championship golf courses, with roughly 1,450 homes across 32 neighborhoods. The range runs from fairway estates to single-family residences, condos, and attached villas, and every one has its own glass, sizes, and access challenges. We're equipped for all of them.
That changes the cleaning equation. Many BallenIsles homes have impact-rated and low-e coated glass. Abrasive pads scratch it, and acidic or alkaline cleaners etch exposed surfaces and damage exposed coatings — standard household products aren't formulated for it. We use non-abrasive pads, neutral pH chemistry, and deionized water rinses that protect coatings and warranty terms.
South Florida doesn't spare the inland clubs. PBG hard water runs 317 ppm and leaves mineral spotting on every irrigation cycle; humidity feeds mold and mildew on frames and tracks; February through May, oak and citrus pollen coats every exterior surface. Quarterly service keeps it ahead of all three so nothing has a chance to bond.
BallenIsles requires guard-gate and HOA vendor documentation. We carry $2M general liability (Berkley Specialty), workers compensation (Travelers), background checks on every crew member, NDA available on request, and we provide all paperwork. Crews are uniformed and arrive in branded vehicles. Want Dan to walk your property? Call or text: (772) 202-3325.
