What 317 ppm Hard Water Does to Older Glass

PBG water hardness runs 317 ppm — nearly twice the USGS threshold for "very hard" water (180 mg/L). Every irrigation cycle and afternoon storm leaves a trace of mineral spotting on the glass, and most off-the-shelf cleaners (the ones cheap services use) are alkaline. On older single-pane and low-e glass, that mineral load is exactly what builds up first.

The challenge with PGA National isn't location, it's variety. The community has been growing since the early 1980s, so glass varies dramatically by section. Original villas have single-pane glass that needs gentle handling. Mid-era construction uses low-e double-pane units that require coating-safe chemistry. Newer estates have impact-rated hurricane glass with the latest coatings. Dan identifies what's installed before we touch it, and the crew adjusts technique accordingly — standard household products aren't formulated for coated or older glass, and the wrong cleaner etches exposed surfaces.

We're as comfortable on an upper-floor condo balcony in Monterey Pointe as on a custom estate driveway in Marlwood. Water-fed pole systems handle upper floors and pool enclosures.
