What 317 ppm Hard Water Does to Your Glass
PBG water hardness runs 317 ppm — nearly twice the USGS threshold for "very hard" water (180 mg/L). Every irrigation cycle leaves a trace of mineral spotting on your impact glass, and most off-the-shelf cleaners (the ones cheap services use) are alkaline. Over time they etch the exposed glass, fog the frames and tracks, and damage exposed low-E coatings.
- Month 6Faint mineral spotting along the bottom of each pane where irrigation overspray lands. Still wipes off with the right chemistry.
- Month 12Spotting bonds harder, hazing the glass in afternoon sun. Tracks and frames start to fog. A standard clean no longer fully clears it.
- Month 18–24Mineral deposits etch into the surface. Restoration — or pane replacement at $1,200–$2,800 per pane — becomes the only fix.
The fix is unglamorous: neutral-pH chemistry, deionized water rinses, soft pads, and a crew trained on coating-safe technique for the major impact-glass brands (PGT, CGI, Schuco, and others). Your coating stays intact. That's the whole product — boring on paper, and the reason our clients never call anyone else.

Impact-rated hurricane windows with low-e coatings are standard throughout Mirasol. These are not surfaces you clean with off-the-shelf products. Abrasive pads scratch the glass, and acidic or alkaline cleaners etch exposed surfaces and damage exposed coatings. We use non-abrasive pads, neutral pH chemistry, and deionized water rinses designed to protect coatings and warranty terms.
